SELLING YOUR HOUSE WITHOUT A REAL ESTATE BROKER:

When you find a buyer, we help negotiate the details of the sale as necessary; we prepare the offer to purchase which is the legal document that precedes the formal purchase and sale agreement; it details the names of the parties, the sale price, the deposit amount, the time for the closing, the contingencies regarding inspections and buyer financing.

We then prepare the purchase and sale agreement which is the legal document that includes all the details of the offer to purchase plus other matters regarding the sale including.

We contact the buyer’s attorney and provide a copy of the purchase and sale agreement to that attorney and  consider any buyer requests for changes to the agreement.

We monitor the important dates leading up to the sale including the date by when the buyer must complete the property inspection and make requests for repairs or replacements; secure mortgage financing; and appear at the closing.

We prepare the seller’s legal closing documents including the deed and the documents required by the buyer’s lender.

We attend the closing and represent you at the closing table.

Above all else, we protect your interests as the seller at all levels to assure that you secure all the proceeds of sale timely and without unnecessary delays.

BUYING A HOUSE WITH OR WITHOUT A REAL ESTATE BROKER:

We review the written offer and the purchase and sale agreement with you to make certain that you understand the terms and that the documents include everything you want to be included in the purchase of the real estate.

We communicate with your real estate broker, if any, the seller’s attorney and the mortgage lender to coordinate the details of the purchase.

We order an examination of the title and review the report to assure that the title is clear of defects or encumbrances of record.

We provide the necessary certification of title to your lender and the title insurance company that writes title insure for you and your lender.

We hire a surveyor to provide the required mortgage plot plan survey for the lender and the title insurance company and then review it to make certain that there are no encroachments going onto the locus or onto a abutter’s property

We prepare the required closing disclosure statement that includes the price adjustments for taxes, water and sewer use, if needed, mortgage payoff for the seller, the buyer bank charges and closing costs and the bottom line needed at the time of sale. 

We prepare the mortgage closing documents and meet with you to explain and sign them at the time of closing.

We meet with the seller’s attorney and receive the new deed in exchange for the sale price and then record the deed at the registry of deeds together with any mortgage documents.

We make certain that you have keys and access to your new home and provide any further representation following the formal closing to protect your interests as needed.
